We recently listed a property on behalf of a vendor who had unwittingly signed a sole agency contract for 20 weeks, yes - 5 months. Even worse, it had not been highlighted to him and so when he came to the decision to instruct another agent, he found himself  'locked-in' and extremely frustrated. 

It is important for Vendors to feel completely satisfied with the service they receive when selling their home and that is why Stevenette & Company do not have contract periods.  We have a two week notice period for logistical reasons.  Experience has proven a contract period is not necessary, and we hope it is recognised that from day one we will work hard for our clients throughout the various stages of selling their property - from viewings to negotiation to completion.

We strongly advise all Vendors to think long and hard if they are asked to sign a contract that commits them to a particular agency for a given time and hope that they will see it is not in their best interests.
